BUILDING AND GROUNDS MAINTENANCE WORKER I/II

 

 

DEFINITION

 

To perform a variety of unskilled and semi-skilled maintenance tasks in the repair and upkeep of Parks and Recreation Department buildings and facilities and the upkeep and landscaping of municipal parks.

 

DISTINGUISHING CHARACTERISTICS

 

Building and Grounds Maintenance Worker I - This is the entry level class with the Building and Grounds Maintenance Worker series.  Positions at this level typically perform similar duties as the Building and Grounds Maintenance Worker II, but are not expected to perform with the same independence and judgement on matters related to established procedures and methods.  This class is typically used as a training class in that positions may have only limited related work experience.

 

Building and Grounds Maintenance Worker II  - This level is the journey level class in the Building and Grounds Maintenance Worker series.  Positions at this level are flexibly staffed and are normally filled by advancement from the I level, or when filled from the outside, require prior employee training and development experience.  Appointment to the II level requires that the employee be performing the full range of duties as assigned independently and meet the qualification standards for the class.  The Building and Grounds Maintenance Worker II class is distinguished from the Building and Grounds Maintenance Worker I in that incumbents of the II level receive only occasional instruction or assistance as new or unusual situations arise, and are fully aware of the operating procedures and policies of the work unit.

 

SUPERVISION RECEIVED AND EXERCISED

 

Building and Grounds Maintenance Worker I

 

Receives immediate supervision from the Parks and Recreation Maintenance Manager.

 

Exercises no supervision.

Building and Grounds Maintenance Worker II

 

Receives general supervision from the Parks and Recreation Maintenance Manager.

 

Exercises no supervision.

 

EXAMPLES OF DUTIES - Duties may include, but are not limited to, the following:

 

Operate mowing and grounds maintenance equipment including tractor, lawn mower, weed eater, and various hand and power tools; assist in basic maintenance of this equipment.

 

Operate mechanical equipment used in housekeeping and general maintenance.

 

Maintain clean and respectable grounds through standard grounds upkeep procedures.

 

Plant, trim and prune trees and shrubs.

 

Water, trim, mow, weed, and fertilize lawns.

 

Rake and mulch leaves; clean and clear walkways and paths.

 

Maintain a safe working and operational environment; apply herbicides and pesticides safely.

 

Clean and maintain buildings and facilities including mopping, dusting, vacuuming, carpet shampooing, painting, and scrubbing.

 

Participate in arranging rooms for various meetings and activities.

 

Empty trash receptacles.

 

Perform related duties as assigned.

 

QUALIFICATIONS

 

Building and Grounds Maintenance Worker I

 

            Knowledge of:

 

Basic procedures for building and grounds upkeep.

Operation of a variety of vehicles, equipment, hand and power tools.

 

Hazards involved in performance of duties and preventative safety measures.

 

Ability to:

 

Perform light to heavy physical activity involving walking up and down stairs, lifting, pushing, pulling, climbing, bending, and working in confined spaces.

 

Operate various building and grounds maintenance equipment, including mowers, weed eaters, tractors, floor scrubbing machines, basic hand tools, and power tools.

 

Understand and follow instructions from assigned supervisory staff.

 

Establish and maintain cooperative working relationships with those contacted in the course of work.

 

Work effectively without close supervision.

 

 

PHYSICAL REQUIREMENTS

 

Must be able to physically perform the basic life operational functions of climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, feeling, talking, hearing, and repetitive motions.

 

Must be able to perform very heavy work exerting up to 100 pounds of force occasionally: 50 pounds of force frequently: and 20 pounds constantly.

 

 

EDUCATION, EXPERIENCE AND TRAINING

 

Any combination of experience and training that would likely provide the required knowledge and abilities is qualifying.  A typical way to obtain the knowledge and abilities would be:

Formal or informal education or training which ensures the ability to read and write at a level necessary for successful job performance.

LICENSE OR CERTIFICATE

 

Possession of, or ability to obtain, an appropriate and valid North Carolina driver’s license.

 

 

Building and Grounds Maintenance Worker II

 

In addition to the qualifications for Building and Grounds Maintenance Worker I:

 

            Knowledge of:

 

Operating procedures and policies of the building and grounds maintenance unit.

 

Safe operation and routine maintenance of all cleaning and maintenance equipment.

 

            Ability to:

 

            Identify and resolve minor equipment problems.

 

Explain procedures and methods for building and grounds maintenance to other maintenance workers.

 

EXPERIENCE AND TRAINING GUIDELINES

 

Any combination of experience and training that would likely provide the required knowledge and abilities is qualifying.  A typical way to obtain the knowledge and abilities would be:

 

            Experience:

 

One year of responsible building and grounds maintenance experience.

 

            Training:

 

Formal or informal education or training which ensures the ability to read and write at a level necessary for successful job performance.

 

LICENSE OR CERTIFICATE

 

Possession of, or ability to obtain, an appropriate and valid North Carolina driver’s license.
