BUILDING
MAINTENANCE WORKER
DEFINITION
To perform
housekeeping duties in the maintenance of City buildings, departmental
facilities, and surrounding grounds; the work requirements of this position
will vary depending upon the department and facility to which assigned.
DISTINGUISHING CHARACTERISTICS
This is a journey
level class within the Building Maintenance Worker series. Employees within this class perform the full
range of duties as assigned, including the cleaning and maintenance of City
facilities and surrounding grounds.
Employees at this level receive only occasional instruction or
assistance as new or unusual situations arise, and are fully aware of the
operating procedures and policies of the work unit. This class is distinguished from the Senior Building Maintenance
Worker in that the latter is responsible for scheduling staff, purchasing
supplies, inventory control, and monthly reporting of equipment maintenance.
SUPERVISION RECEIVED AND EXERCISE
Receives general
supervision from assigned supervisory staff.
Exercises no
supervision.
EXAMPLES OF DUTIES - Duties may include, but are not limited to the
following:
Maintain and clean
City buildings, departmental facilities, and surrounding grounds.
Maintain and clean
floors, walls, windows, lavatory fixtures, stairs and doors with brooms, dust
mops, wet mops, brushes and sponges.
Empty trash
receptacles.
Perform manual labor
incidental to building operations such as replacing light bulbs, moving
furniture, and loading and unloading departmental supplies.
Operate and maintain
standard housekeeping maintenance equipment such as a buffing machine and
vacuum.

Perform general yard maintenance including weeding and gathering/disposing of trash and debris found on the grounds.
Paint facilities and
equipment as required.
Operate motorized
equipment such as mowers, tractors, front-end loaders, and other equipment as
required.
Perform general
maintenance on outdoor equipment.
Perform related
duties as assigned.
QUALIFICATIONS
Knowledge
of:
Methods and procedures of
housekeeping cleaning activities.
Operation of various cleaning and
maintenance equipment.
Operation of various mowing and
earth-moving equipment, and tools.
Safe use of cleaning supplies.
Ability
to:
Maintain a clean working
environment.
Perform
light to heavy physical activity involving walking up and down stairs, lifting,
pushing, pulling, climbing, bending and working in confined spaces.
Understand and following directions.
Proper use and maintenance of
cleaning machines and equipment.
Establish
and maintain cooperative working relationship with those contacted in the
course of work.
Demonstrate dependability and
responsibility in working independently.

Must be able to physically perform the basic life operational functions of climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, feeling, talking, hearing, and repetitive motions.
Must be able to perform very heavy work exerting up to 100 pounds of force occasionally: 50 pounds of force frequently: and 20 pounds constantly.

abilities is qualifying. A typical way
to obtain the knowledge and abilities would be:
Experience:

Training:
Formal
or informal education or training which ensures the ability to read and write
at a level necessary for successful job performance.
LICENSE OR CERTIFICATE
Possession of, or
ability to obtain, an appropriate and valid North Carolina driver's license.
