FACILITIES MAINTENANCE SUPERVISOR

 

DEFINITION

 

To plan, organize, participate and supervise building maintenance functions within the City of Salisbury and to perform a variety of functions that include minor repairs, preventive maintenance and cleaning.

 

SUPERVISION RECEIVED AND EXERCISED

 

Receives direction from the Assistant City Manager.

 

Exercises functional and technical supervision over assigned maintenance and technical staff.

 

EXAMPLES OF DUTIES – Duties may include, but are not limited to, the following:

 

Plan, prioritize, assign, supervise and review the work of staff involved in building maintenance to include contract personnel.

 

Conduct employee performance evaluation process for assigned employees and maintain supporting documentation.

 

Recommend and assist in the implementation of building maintenance goals and objectives; establish schedules and methods of building maintenance; implement policies and procedures.

 

Evaluate operations and activities relative to assigned areas of responsibility; recommend improvements and modifications; prepare various reports on operations and activities.

 

Maintain equipment and supply inventories using proper purchasing procedures.

 

Ensure proper maintenance repair procedures and equipment operations are followed in accordance with OSHA regulations.

 

Supervise and/or make minor repairs to plumbing, electrical, mechanical fixtures or other items such as door hinges, doorknobs, baseboards, etc.

 

Supervise and participate in the maintenance and cleaning of floors, walls, windows, stairs, doors, etc., using industry standard cleaning materials and equipment.

 

Supervise and participate in the maintenance of surrounding grounds where called for.

 

Supervise and participate in in-house painting projects of short duration.

Recommend and coordinate needed outside contract work for major projects, including electrical, plumbing, heating, air conditioning, painting, and any other major repairs.

 

Participate in budget preparation and administration as required by the department/division.

 

Participate in selection of staff as required by the department/division.

 

Provide staff training, work with employees and contract workers to correct deficiencies and to maintain a high quality of maintenance.

 

Supervise and participate in the setup of conference rooms, equipment and other related items for various events.

 

Supervise and participate in the setup and operation of audio/video equipment and other related devices as needed.

 

Answer questions and provide information to the public; investigate complaints and take corrective action.

 

Respond to job callback after working hours and on weekends.

 

Perform related duties as assigned.

 

QUALIFICATIONS

 

            Knowledge of:

 

            Proper methods and procedures of building maintenance and cleaning.

 

            Proper operation of various types of cleaning and maintenance equipment.

 

            Proper use and stowage of cleaning and maintenance supplies.

 

            Principles and procedures of supervision, training and performance evaluation.

 

Proper methods and procedures for making minor electrical, plumbing and mechanical repairs.

Ability to:

 

Operate and maintain standard cleaning and maintenance equipment such as buffers, vacuum machines, etc.

 

Operate audio/visual equipment.

 

Operate equipment required in making minor electrical, plumbing and mechanical repairs.

 

Supervise an effective building maintenance program.

 

Communicate effectively in oral and written form.

 

Supervise, train and evaluate assigned staff.

 

Work effectively without direct supervision.

 

PHYSICAL REQUIREMENTS

 

While performing the duties of this job, the employee is regularly required to reach with hands and arms. The employee frequently is required to stand; walk; and use hands to finger, handle, feel or operate objects, tools, or controls. The employee is occasionally required to sit; climb or balance; stoop, kneel, crouch, or crawl; and talk or hear.

 

The employee must frequently lift and/or move up to 25 pounds and occasionally lift and/or move more than 100 pounds. Specific vision abilities required by this job include close vision, and the ability to adjust focus.

 

EDUCATION, EXPERIENCE AND TRAINING

 

Any combination of education, experience and training that would likely provide the required knowledge and abilities is qualifying.  A typical way to obtain such knowledge and abilities would be:

 

            Education:

 

Equivalent to the completion of the twelfth grade.

Experience:

 

Prefer experience in building maintenance with some demonstrated abilities to perform minor repairs in addition to cleaning.

 

Training:

 

Additional specialized training or experience in maintenance and repair work.

 

LICENSE OR CERTIFICATE

 

Possession of, or ability to obtain, a valid North Carolina Class C driver’s license.
