Maintenance Worker I                                  FLSA Status:  Non-Exempt

General Definition of Work

Performs semiskilled work assisting with general building maintenance and repair activities, performing painting, carpentry, electrical, plumbing and mechanical maintenance and repair tasks, and related work as apparent or assigned.  Work is performed under the moderate supervision of the Senior Building Maintenance Worker and Maintenance Supervisor.

Essential Functions

Performs duties in accordance with the City's keys to excellent customer service.

Maintains cleanliness of City buildings, facilities and surrounding grounds.

Maintains and cleans floors, walls, windows, lavatory fixtures, stairs and doors.

Empties trash receptacles.

Performs manual labor incidental to building operations such as replacing light bulbs, moving furniture and loading and unloading departmental supplies.

Performs minor plumbing, painting, roofing, and general building maintenance duties; assists with major repair and maintenance projects.

Operates and maintains standard housekeeping maintenance equipment such as a buffing machine and vacuum.

May be required to work outside normal work hours in on-call or emergency situations.

 

Knowledge, Skills and Abilities

Some knowledge of maintenance, repair and manual tasks of the area assigned; some knowledge of the use of common hand and specialized power tools required in the work; general knowledge of the safe use and operation and preventive maintenance of electrical and mechanical equipment required in the work; skill in the use of equipment to which assigned; ability to perform manual labor for extended periods; ability to follow instructions; ability to establish and maintain effective working relationships with associates.

 

Education and Experience

High school diploma or GED, or equivalent combination of education and experience.

 

Physical Requirements

This work requires the frequent exertion of up to 10 pounds of force and occasional exertion of up to 100 pounds of force; work regularly requires standing, walking, speaking or hearing and using hands to finger, handle or feel, frequently requires sitting, pushing or pulling and lifting and occasionally requires climbing or balancing, stooping, kneeling, crouching or crawling and reaching with hands and arms; work has standard vision requirements; vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word levels and to receive detailed information through oral communications and/or to make fine distinctions in sound; work requires operating machines and observing general surroundings and activities; work regularly requires exposure to outdoor weather conditions, frequently requires exposure to fumes or airborne particles and exposure to toxic or caustic chemicals and occasionally requires working in high, precarious places and exposure to the risk of electrical shock; work is generally in a moderately noisy location (e.g. business office, light traffic).

 

Special Requirements

Valid driver's license in the State of North Carolina.
