Maintenance Worker II                                  FLSA Status:  Non-Exempt

General Definition of Work

Performs semiskilled work cleaning buildings, performing minor building maintenance tasks, performing a variety of landscaping and grounds maintenance activities, operating, maintaining and repairing equipment, and related work as apparent or assigned.  Work is performed under the moderate supervision of the Maintenance Supervisor.

Essential Functions

Performs duties in accordance with the City's keys to excellent customer service.

Operates digging, mowing and grounds maintenance equipment as required including tractor, commercial lawn mower, weedeater; operates various hand power tools; assists in the basic maintenance of this equipment.

Operates mechanical equipment used in housekeeping and general maintenance.

Performs street, driveway, sidewalk and curb and gutter maintenance and installation, using a variety of basic construction and maintenance equipment including tamps, concrete saws, pumps, hand tools, and others as necessary.

Locates potholes; spreads asphalt; patches and repairs streets.

Operates a jackhammer; concrete cutting and breaking equipment; pours and finishes concrete.

Performs basic preventative maintenance on assigned equipment.

Follows safety precautions in performance of duties; uses traffic safety devices including cones, signs, and barricades, when necessary.

Maintains clean and respectable grounds through standard grounds upkeep procedures.

Plants, trims and prunes trees and shrubs.

Waters, trims, mows, weeds, and fertilizes lawns.

Rakes and mulches leaves; cleans and clears walkways and paths.

Assists on grading and erosion control, building  and construction projects.

Maintains a safe working and operational environment; applies herbicides and pesticides safely.

Cleans and maintains buildings and facilities including mopping, dusting, vacuuming, carpet shampooing, painting, and scrubbing.

Participates in seasonal leaf, limb and yard debris collection; assist with snow removal and ice control.

Performs strenuous manual labor including lifting, stooping, bending and twisting.

Participates in arranging rooms for various meetings and activities.

Empties trash receptacles.

Assists other City divisions/departments as necessary.

May be required to work outside normal work hours in on-call and emergency situations.

 

Knowledge, Skills and Abilities

Some knowledge of cleaning methods, materials and equipment; some knowledge of the use of common hand and specialized power tools; general knowledge of the safe use and operation and preventive maintenance of equipment used in landscaping grounds maintenance; skill in the use of equipment to which assigned; ability to perform labor for extended periods, often under unfavorable weather conditions; ability to understand and follow simple oral and written directions; ability to establish and maintain effective working relationships with associates.

 


Education and Experience

High school diploma or GED and minimal experience in grounds keeping, or equivalent combination of education and experience.

 

Physical Requirements

This work requires the frequent exertion of up to 10 pounds of force and occasional exertion of up to 50 pounds of force; work regularly requires standing, walking and using hands to finger, handle or feel, frequently requires sitting, speaking or hearing, pushing or pulling and lifting and occasionally requires climbing or balancing and stooping, kneeling, crouching or crawling; work has standard vision requirements; vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word levels; work requires visual inspection involving small defects and/or small parts, operating machines, operating motor vehicles or equipment and observing general surroundings and activities; work regularly requires exposure to fumes or airborne particles and exposure to outdoor weather conditions and frequently requires working near moving mechanical parts and exposure to vibration; work is generally in a loud noise location (e.g. grounds maintenance, heavy traffic).

 

Special Requirements

Possession of or ability to obtain a pesticide license within one year of employment and commercial driver's license within two years of employment.

Valid driver's license in the State of North Carolina.
